PECKINPAUGH MANSION HISTORY: Built by Abraham Nicholas Peckinpaugh (1839-1912) approximately 1860. Who lived there until the 1937 Flood, then property was sold to the Wood’s Family who lived there until the mid-1990’s.
PECKINPAUGH HARRISON & CO’s MILL HISTORY: Founded at the close of the Civil War by Abraham Nicholas Peckinpaugh, George R. Peckinpaugh, John I. Peckinpaugh, & Thomas Harrison. It was situated on the Ohio River near the mouth of the Little Blue River. When built, it was one of the most extensive manufactories of its kind in the entire state of Indiana. The “Novelty Dept” created such things as mantels and all the material for finishing the finest houses. Later production changed to furniture, wheels for cane carts, & sent several flat bottom boats of lumber south on the Ohio River. Operation ceased approximately 1915.
TOWN OF ALTON HISTORY: The Town of Alton situated on the Ohio River was founded in 1838. By 1889 Alton could boast of a school, two churches (a Baptist church and a Methodist church), a number of business houses and residences and the Indiana Oak Mills which was the largest manufactory in the county at that time. White Sulphur Well located about six miles from Alton boasted “healing” properties and drew people to this area. It was stated to be “one of the most romantic spots on earth” in Gresham’s 1889 history of the county. The well resulted when an attempt was made to sink a well for petroleum, but struck a vein of Sulphur water instead. During the late 1800s this type of water was sought for its medicinal properties. People would drink and bathe in it, so many would be drawn to travel to the area for this purpose. As a result, a large and luxurious hotel, owned by the Boyd Brothers was opened to serve visitors to this resort area, which also boasted “the finest fishing and hunting” in the neighborhood. Alton’s population in 2000, per the U.S. Census Bureau, was reported to consist of 53 people.

1. Conditions of Sale: This online only auction is selling subject to owner’s confirmation and is not contingent on or subject to financing, appraisal, survey, or inspections of any kind, as agreed to by bidders at registration prior to bidding and specified in the attached Agreement to Purchase Real Estate. Seller and Buyer(s) shall pay their share of the costs of closing. Buyer acknowledges they are buying property “as-is”, “where-is”, without inspections or contingencies. Buyer(s) will rely on his/her own judgment and inspection. By signing an offer, Buyer(s) will be waiving the 10-day lead based paint test.<br>

2. Closing: A Buyer’s Premium of 10% is added to the high bid. Please take this into consideration when bidding. At the close of the auction, the successful Bidder will be emailed an Agreement to Purchase Contract to be executed and returned to Beckort Auctions, LLC within twenty-four (24) hours of the completion of the auction along with 10% deposit of the total contract price. The down payment may be made in the form of cash, cashier’s check, personal check, or corporate check. The entirety of the remaining balance is due at closing on or before Thirty (30) days from Auction Day. Purchaser will be responsible for all wire transfers. Per the Contract, time is of the essence; you should proceed to closing within Thirty (30) days. 3. Liquidated Damages: Successful Bidders not executing and returning their Contract with Earnest Money deposit within Forty Eight (48) hours of the conclusion of the auction will be considered in default. If your closing is delayed for any reason, by you, as purchaser, or other parties working on your behalf, including any lender you involve, you may be declared in breach of this contract, forfeit all deposits made and could additionally be liable for any and all costs incurred by Seller and Beckort Auctions, LLC incurred in a subsequent resale of the property. If such action occurs, Beckort Auctions LLC hereby has the right to disperse the deposit as stated in the listing agreement and the buyer has no claims to such money or property being sold. Liquidated damages are to cover cost of auction, cost incurred by seller, labor cost and additional cost of auction as not defined in this agreement.
