All recreational ground has been managed under the guidelines of Quality Deer Management Association (QDMA) and has been leased in recent years to CIO Outdoors.
Tract Descriptions
Tract 1 – 13.378 acres +/- all tillable with predominately Marine Silt Loam soil. This tract is part of the northwest quarter of the northwest quarter of Section 13 T8N-R5W. This is located on Old Litchfield Trail and Flat School Lane.
Tract 2 – 51.344 acres +/- with approximately 17 acres +/- tillable and 7.26 acres in CRP until 2012. Payment for CRP is $75 per acre. Remaining acreage is timber. This tract is part of the east half of the northwest quarter north of Old Litchfield Trail Section 13 T8N-R5W.
Tract 4 – 18.278 acres +/- with approximately 7 acres +/- tillable with predominately Homen Silt Loam soil. Remaining acreage is timber with a small pond. This tract is part of the west half of the east half of the northeast quarter north of Old Litchfield Trail Section 13 T8N-R5W.
Tract 5 – 16.464 acres +/- with approximately 10 acres +/- tillable with predominately Homen Silt Loam soil. Remaining acreage is timber. This tract is part of the east half of the northeast quarter north of Old Litchfield Trail section 13 T8N-R5W.
Tract 6 – 199.456 acres +/- with approximately 144 acres +/- tillable with predominately Lawson Silt Loam and Shoals and Terril Loams soil. Remaining acreage is timber and buffer strip. This tract is part of the southeast quarter of Section 12 and part of the east half of the northeast quarter of Section 13 T8N-R5W.
Tract 7 – 30.092 acres +/- with approximately 24 acres +/- tillable with predominately Marine Silt Loam and Bunkum Silt Loam soil. Remaining acreage is timber. This tract is part of the southeast quarter of the northwest quarter south of Old Litchfield Trail Section 13 T8N-R5W.
Tract 8 – 6.744 acres +/- with 5 acres tillable with predominately Marine Silt Loam and Bunkum Silt Loam soil. This is a great building site on the corner of Old Litchfield Trail and Landreth Road.
Tract 9 – 52.801 acres +/- with 45 acres +/- tillable with predominately Marine Silt Loam and Blair Silt Loam soil. Remaining acreage is timber. This tract is part of the west half of the northwest quarter lying south of Old Litchfield Trail Section 13 T8N-R5W.
Tract 10 – 125.485 acres +/- with 105 acres +/- tillable with predominately Cowden Piasa Silt Loam and Oconee-Coulterville-Darmstadt Silt Loams soil. This also includes 4.56 acres of CRP with a payment of $420 per year expiring in 2019. This tract is the northwest quarter lying west of the railroad Section 27 T8N-R5W.
Tract 11 – 84.533 acres +/- with approximately 55 acres +/- tillable with predominately Oconee-Coulterville-Darmstadt Silt Loams and Fishhook Silt Loam soil. This also includes 7.05 of CRP with a payment of $594 per year expiring in 2019. This tract is part of the southwest quarter except the south half of the south half of the southwest quarter of Section 27 T8N-R5W.
Tract 12 – 75.759 acres +/- with approximately 41 acres +/- tillable with predominately Oconee Silt Loam and Marine Silt Loam soil. This also includes 10.84 acres of CRP with a payment of $913 per year expiring in 2019. Remaining acreage is timber. This tract is the southwest quarter of the northeast quarter and part of the northeast quarter of the northwest quarter east of the railroad track of Section 27 T8N-R5W.
Tract 13 – 58.227 acres +/- with approximately 39 acres +/- tillable with predominately Lawson Silt Loam. Remaining acreage is timber and waterway. This tract is part of the south half of the northeast quarter of Section 24 T8N-R5W. This tract is located on the corner of Flitz Trail and East 6th Road.
Tract 14 – 28.879 acres +/- of timber including a 1 acre pond. This tract is part of the east half of the northwest quarter of the southeast quarter and part of the west half of the northeast quarter of the southeast quarter of Section 24 T8N-R5W.
Tract 15 – 5.010 +/- acres with a ranch style home. This tract is located off of Flitz Trail. This tract is part of the northeast quarter of southeast quarter of Section 24 T8N-R5W.
Tract 16 – 194.823 acres +/- with 21 acres +/- tillable with predominately Shoals and Terril Loams soil. This also includes 44.84 acres of CRP with a payment of $4346 per year expiring 2014. This tract is the east half of the northeast quarter of the southeast quarter and the southeast quarter of the southeast quarter of Section 24 T8N-R5W and the east half the northeast quarter of Section 25 T8N-R5W and the north half of the northeast quarter of the southeast quarter of Section 25 T8N-R5W and part of the west half of the west half of the northwest quarter west of Shoal Creek Section 30 T8N-R4W.
Tract 17 – 89.892 acres +/- with 72 acres +/- tillable with predominately Lawson Silt Loam soil. This tract also includes 4.5 acres in CRP with an annual payment of $909. This tract is part of the west half of the northwest quarter east of Shoal Creek and part of the northeast quarter of the southwest quarter of Section 30 T8N-R4W.
Tract 18 – 12.088 acres +/- with predominately Lawson Silt Loam and Raccoon Silt Loam soil. This tract is the north half of the southeast quarter of the southwest quarter lying south of Walshville Trail of Section 30 T8N-R4W.
Tract 19 – 33.352 acres +/- with approximately 22 acres +/- tillable with predominately Lawson Silt Loam soil. This tract is the northwest quarter of the northwest quarter west of Shoal Creek of Section 19 T8N-R4W.
Tract 20 – 45.632 acres +/- with approximately 35 acres +/- tillable with predominately Lawson Silt Loam soil. This tract is the southwest quarter of the northwest quarter west of Shoal Creek and the northwest quarter of the southwest quarter west of Shoal Creek Section 19 T8N-R4W.
Tract 21 – 250.610 acres +/- with approximately 190 acres +/- tillable with predominately Lawson-Shoal-Terril Loams soil. The non-tillable acreage is timber and waterway. This tract has 4.2 acres in CRP with an annual payment of $407 with the contract ending in 2014. This tract is the east half of the southwest quarter of Section 18 T8N-R4W and the northwest quarter of Section 19 T8N-R4W east of Shoal Creek and the northeast quarter of the southwest quarter of Section 19 T8N-R4W.
Tract 22 – 132.908 acres +/- with 45 acres +/- tillable with predominately Marine Silt Loam soil. The remaining acreage is timber. This tract is part of the northeast quarter of the northeast quarter and southwest quarter of the northeast quarter of Section 19 T8N-R4W and part of the south half of south half of the southeast quarter of Section 18 T8N-R4W.
Tract 23 – 15.383 acre +/- building site with 5 acres +/- tillable and a 2.5 acre pond. This tract is located right on Walshville Trail. This tract is part of the south half of the northeast quarter of the northeast quarter of Section 19 T8N-R4W.
Tract 24 – 8.350 acre +/- building site commonly known as 7244 Walshville Trail. Legal description is part of the southeast quarter of the northwest quarter of the southeast quarter east of the road of Section 30 T8N-R4W.
Tract 25 – 100.301 acres +/- with 48 acres +/- tillable with predominately Lawson Silt Loam soils. The non-tillable acreage is timber.
